The Typical Selling Timeline

I like to walk the property with you first, then review comps and define a pricing strategy for the current market.
Together, we’ll discuss minor (or sometimes major) things we can do to refresh the space. My goal is for you to spend the least amount for the greatest return on investment (ROI).

Photography, video, floor plan, 3D tour (all of which I pay for) to showcase your home in the best way possible.
We work together to get disclosures prepared (what buyers need to know about the home)
I utilize social media (videos and stills), printed materials (postcards and flyers), targeted SEO strategies, and a wide network of agents and buyers to market your property. Every home is unique and therefore deserves a unique marketing campaign.

Once everything is organized and ready, I’ll input all the details into the MLS (which automatically syndicates to Zillow, Redfin, and other major real estate sites) with care and precision. This step matters because when your home is represented clearly and thoughtfully online, it helps attract the right buyers faster.
I’ll host open houses (usually Sat/Sun) and a day during the week for broker caravan. Open houses are one of my favorite things about selling homes and I thrive in this space. I create a welcoming environment with great scents, sounds, and I pride myself on being able to answer questions about your property. I am representing you and your home and that’s the most sacred thing I can be doing. I take that part of my job very seriously.
I follow-up with buyers’ agents for feedback and discuss with you.

It’s so exciting when offers are rolling in. I review each one with you and do my due diligence to ensure the buyer is pre-approved and that their offer terms are solid and well-structured.
I’ll guide you through negotiations and craft a strong counteroffer when it’s in your best interest. Whether your goal is to maximize your sale price or make a smooth, speedy move (or both!), I’ve got your back every step of the way.

Congrats, you’ve opened escrow!
I keep the process on track by ensuring the deposit is secured, we deliver disclosures and reports, and staying on top of contingencies.
I’m present for all inspections and appraisal and there to answer any questions you may have along the way.
If a request for repair is submitted, I walk you through the request and help negotiate

Once your home is sold, title transfers to the new buyer and they get the keys.
You need to cancel all utilities and any services you pay for (pest control, gardener, etc) so you don’t continue to get charged.
Leave any remotes or manuals for appliances for the buyer.
You need to sign final paperwork (typically with a notary at your home or at the escrow office).
There’s a final walkthrough of the home to make sure it’s in the agreed-upon condition
