Buying Timeline

The Typical Buying Timeline

  • First, we’ll review your home-buying goals, the escrow process, and I’ll answer any questions and quell any anxieties you may have. If you decide you’d like me to represent and support you during this process (woot!), we will sign the buyer/agent agreement.

  • (If you’re paying cash, ignore this.) It’s super important to meet with a lender and see how much you qualify for to borrow. They can help you see how much your monthly payment will be and provide a pre-approval letter (often with just a soft pull on your credit) that we need to have in order to submit offers on homes. I have recs for amazing lenders who work wonders.

  • This is the fun part! We’ll go and see as many homes as we can so you can narrow down your search. Sometimes the first home you see is IT and that’s also fun. We can go together, I can preview some for you, and/or you can go solo to open houses and let me know what you think. I also have access to an amazing agent network where I can get hot tips on off-market properties.

  • Before making an offer, we’ll discuss offering strategy and look at comparable sales in the neighborhood. I’ll be with you every step of the way. We’ll package together the offer paperwork along with your pre-approval letter (if loan), proof of funds (a fancy way to say bank statements showing you have enough to cover closing costs + a little extra buffer), and sometimes a personal letter. I work closely with the listing agent to understand the seller’s preferences and create an offer that is organized and based in strategy. After the offer is submitted, it can be accepted, rejected, or you can receive a counter-offer. Whatever comes next, I’ll be right there thoroughly explaining each step.

  • YAY, your offer was accepted! Here’s a typical escrow timeline for a buyer with a loan:

    • Day 1: Offer accepted. Introduction to escrow company and all parties involved.

    • Day 2-3: Initial deposit due (typically 3% due via wire) and you work on obtaining homeowners’ insurance

    • Day 2-7: We review sellers’ disclosures and I help facilitate inspections. Appraiser is sent out by lender at this time to assess the home’s value (you pay for appraisal and if the appraisal comes in at the purchase price or above it, you’re all good. If it comes in below, we will discuss next steps and negotiate with the sellers. Your agent must be on top of helping facilitate the appraisal).

    • Day 7-14: Negotiate any repairs and credits based on inspections (we will review allll of it together)

    • Day 15: The loan is typically now approved

    • Day 17-30: Escrow closes, grant deed records, and I get to hand off the keys to you!

    Your agent should be on top of this timeline and make sure to meet deadlines and remove contractual contingencies in a timely manner.
